What is up, guys? It's Mike Wall from EZ Sell Homebuyers, Dayton's largest, most trusted home buyer. If you need to sell a house fast and you don't want to pay expensive realtor fees or make costly repairs, give us a call at (937) 598-2274 or visit us online at ezsellhomebuyers.com.
Today we're at our most recent project here in Huber Heights, Ohio — a four-bedroom, two-and-a-half-bath home. I'm excited to show you this house because it was a huge rehab. We took about four months on this one, partly because we dealt with some contractor issues, but mostly because it was just an extensive rehab. Landscaping, flooring, paint, kitchens, bathrooms — we did it all. Let's go inside.
We're inside the new listing at 5631 Chukar Drive in Huber Heights. Before I show you around, I want to tell you about our seller. This house was inherited by a gentleman named Mark — his mother lived here, then went into assisted living and left the house to him. He found us online, filled out our form, and I called him. We made an appointment, came out, and I knew right away we could solve his problem quickly.
The house was not in condition to list with a realtor. It was completely out of date and had some settling issues we had to mitigate. We worked through all of that — you'll see the finished product today. Let me show you around and you can give us your feedback at the end.
Right away you see the redefined pine luxury vinyl plank flooring — you know we love using that. The house has already been staged, and the staging looks spectacular. Thank you, Nani, for the great job. All new agreeable gray paint throughout. This is a large formal living room with the stairway. Off to the right is the formal dining room.
Through the hallway is a half bath, or powder room — completely updated with new fixtures, new vanity, new mirror, and new toilet. And the kitchen — we put in all new cabinetry, new appliances, beautiful fantasy brown granite, and a subway tile backsplash. The dining and family room are at the back.
Just a great space overall — the house looks like brand new construction. Brand new deck out back. This backyard was a disaster before — it looks so much better now. We'll save the basement for last. Let me show you the upstairs.
Four bedrooms, two full baths up, that half bath downstairs. We're priced at $329,900. Off to the right is the primary bedroom with en-suite bath — new vanity, mirror, fantasy brown granite, big walk-in closet, stand-up shower with new surround, new toilet.
Back in the main hallway — we did all the bathrooms with big mirrors, new lighting, new vanities, granite tops, LVP flooring, new shower surrounds, new toilets. Bedrooms two through four are huge — really good-sized rooms with big closets. We did black doors with black knobs and love the way it looks — really clean.
Down in the basement, here's something new for us — I've seen it in other houses and love the way it turns out. Instead of putting in drywall, we painted the floor joists and finished everything in black. It gives this industrial feel, but the carpet keeps it warm and cozy. This would make a great rec room, game room, theater, or bar area.

Real Story: Belinda H. — Wilbraham Rd, Middletown OH
Navigating probate while her son was battling Stage 4 cancer. The estate property in Middletown needed significant work and she had no bandwidth to deal with it. Mike provided advance funds before closing to cover immediate medical bills — then bought the property as-is the moment probate cleared.
Mike Wall was an absolute angel during the hardest time of my life. Between probate and my son's Stage 4 cancer, I didn't think I could handle selling a house that needed so much work. Mike gave us money up-front to help with bills and handled everything. He closed fast and treated us with real kindness.

How We Work With the Ohio Probate Timeline
We don't ask you to wait until everything is resolved. We lock in your offer now and close the moment the court approves the sale.
Estate Opened & Executor Appointed
The will is filed with the county probate court. An executor or administrator is appointed. This is when you should call us — we can assess the property and make an offer immediately.
Inventory & Creditor Notification
The estate's assets are inventoried. Creditors are notified and have a window to make claims. We hold our offer firm through this period — no re-negotiation after the walkthrough.
Debts Settled, Heirs Notified
Outstanding debts and taxes are paid from estate assets. All heirs are notified. In complex estates with disputes, this phase can extend. We stay ready throughout.
We Close Immediately
The moment the court issues the final order, we close. We prepare all closing documents in advance so there is zero delay. You get cash the same day or next business day.
Every Probate Situation — We've Handled It
From simple single-heir estates to contested multi-family situations, we've navigated it all across Ohio.
